NOTE: This is a highly involved management role requiring prior experience. Candidates should meet at least 90% of the key responsibilities and qualifications listed below. This is not a training position.
Key Responsibilities
Change Management: Prepare and track PCOs/COs with full backup (labor, materials, unit rates, vendor quotes, cut sheets, sketches/markups).
Requisitions & Billing: Develop AIA G702/703 packages with all supporting documentation; conduct on-site “pencil” verifications to confirm progress.
Submittals & RFIs: Collect and review vendor data; cross-reference drawings and specs; log and track approvals; document cost and schedule implications.
Scheduling: Maintain weekly Two-Week Look-Ahead (2WLA) and update master schedule milestones as needed.
Manpower & Progress Tracking: Verify adequate resources for upcoming milestones and coordinate corrective actions as required.
Closeout: Lead closeout deliverables (punchlist, O&Ms, warranties, final waivers, as-builts, attic stock) to achieve timely project completion.
Standards & Process Improvement: Develop and implement standardized templates, checklists, and reporting cadences for all project teams and trade partners.
Compliance & Certified Payroll: Provide support to subcontractors to ensure timely, accurate certified payroll and compliance submissions.
Collaboration: Work closely with field staff, accounting, and senior leadership to streamline documentation flow and improve payment turnaround.

Proficiency in Procore, Excel, and AIA billing formats.
