Construction Management Services
VASE is often called upon to serve as a construction manager for construction projects. As the construction manager, VASE acts as the owner’s representative and provides technical administrative oversight during the construction project. VASE’s project experience is particularly valuable during the pre-construction phase. We focus on design, document review, budgeting, scheduling, and contract awards. During construction, VASE uses project management software and Excel to control costs, minimize change orders, and manage subcontractors.
General Contracting Services
VASE provides general contracting services during the construction phase of the design, bid, and build process. As the general contractor, VASE manages and assumes risks for our suppliers and subcontractors. Given our construction experience, VASE is ideally suited to handle design and construction related issues that may become evident once construction has begun. VASE also focuses on assisting the project architect to mitigate cost overruns while paying attention to the original project design and proposed use.
Owner’s Representative Services
VASE offers Owner’s Representative and Facilities Management services to provide committed project oversight and advocate for client’s interests. VASE acts as a consultant and designer, managing the day-to-day or project responsibilities. VASE keeps clients updated on major events that affect the project schedule, budget and quality. VASE, as an Owner’s Representative or Facility Manager, is the direct channel through which all consultants, vendors, and contractors report.
VASE approach to Design-Build is simple. Our Client will manage only one contract with a single point of responsibility. Our design-build team will work together from the beginning, as a team, providing unified project recommendations to fit Client schedule and budget. Any changes will be addressed by the entire team, leading to collaborative problem-solving and innovation, not excuses or blame-shifting. We believe in a culture of collaboration inherent in design-build and we are very positive our process will offer cost saving to Client. Our services will include preparing a schematic design with Client's input. This part will include preliminary architectural, interior, mechanical and electrical schematic design, cost estimating and a construction schedule for obtaining competitive subcontractor bids.

Type of Clients and Fee Structure and Project Size
VASE works with Public Housing Agencies, Municipalities, Owners, Developers, and Institutions.VASE’s fee structure is generally a set price, percentage, monthly or guaranteed maximum price. VASE works with diverse and experienced small, medium and large trades throughout Connecticut and can be flexible with our fee structure. We take on projects of any size under $100,000.00 up to $5,000,000. VASE is committed to providing reliability, required attention and professionalism while always working with our clients and within budget. VASE has a major contractor license in Connecticut. VASE is insured and bonded.
